It is surprisingly tricky to locate good beachfront property in Marbella – unless, of course you’re prepared to pay the incredible premiums that these exclusive locations demand.

For example, if you were to seek a 2 bed property on the highly sought-after and very elegant beachside Golden Mile of Marbella, you would struggle to find something for less than 650,000€.

However, we are now witnessing a surge of new-build developments that are providing some very interesting purchasing prospects. 



The first to grab the attention of local and international investors alike was Bahia Beach. It re-launched the first phase of previously distressed properties back to the market in 2012. These highly luxurious beachfront apartments and penthouses on the New Golden Mile had originally been priced at between 500,000€ - 900,000€. All of the properties and surrounding facilities were re-conditioned and re-marketed with 70% discounts from their original cost. Therefore, it was no surprise that the entire first phase of 113 properties sold out in only a fortnight –an unprecedented occurrence in a still delicate economy.

The second phase of Bahia Beach is now available. And though the prices have increased to match a steadier economy, they still offer some of the best opportunities with new 1-3 bed apartments and penthouses, located in a 5-star neighbourhood from only 206,000€. This is probably one of the best sales opportunities available right now.



More recently, American Investment Fund, RCS–Spain has also launched a stunning newly redeveloped resort on the New Golden Mile near to the exclusive leisure complex, Laguna Village. Golden Beach is a completely unique resort with unbeatable panoramic views across to Gibraltar and Africa. Similar to Bahia Beach, the more economical Golden Beach properties are being snapped up quickly so we urge investors to act quickly.



Also situated along the New Golden Mile is Horizon Beach. The same developer who sold 114 off-plan apartments in 2013 in just 11 months brings these beautiful apartments to market. Horizon Beach is a tranquil collection of just 36 apartments and penthouses with an infinity pool and direct access to the beach. Prices start at 300,000€. We do not expect them to be available for long.

Specialised Swedish Estate Agent in Marbella

Recent statistics show that Spain has the largest amount of Swedish expats outside of Scandinavia. Of course this comes as no surprise to Blu Sun Consulting’s Estate Agent in Marbella, Pia Karstróm, who made the move herself nearly 10 years ago and is still happily settled in the foothills of Andalucia, just a stones-throw from the stunning Marbella coastline.

The regular low-cost flight connections help to sustain the influx of tourists to Marbella with Norwegian Air Shuttle, Scandinavian Airlines, Ryanair & Veuling all competing for landing space at the newly renovated Málaga airport. Marbellas Växande Attraktion För Svenska Investerare

Lockelsen av Marbella har visat sig oemotståndlig för många svenska medborgare just nu som med förra årets siffror visar att nästan 120.000 anländer direkt till Málaga (motsvarar en 41% ökning av antalet från 2010 års siffror). Som svar på detta har 2012 sett en statligt finansierad "Bo i Costa del Sol" kampanj som belyser den stora förekomsten av Marbellas möjligheter till fastighetsinvesteringar som är tillgängliga. Kampanjen har för avsikt att öka medvetenheten och stimulera potentiella investerare med utställningar som har iscensatt hela Sverige under en 12 månaders period.

"Bo i Costa del Sol" Kampanjen är endast en av ett urval av projekt som för närvarande är inriktade på ett växande antal av försäljningen i Marbellas fastighetsmarknad. Pia förklarar "eftersom de föreslagna ändringarna i skattelagstiftningen och internationella uppehållstillstånds avtalet träder i kraft kommer fastighetsaffärer som denna inte längre vara tillgänglig i Marbella. 2013 väntas man se en mer stabil fastighetsmarknad i Spanien och därför kommer byggare och säljare att vara mer benägna att hålla fast egendom för de högre priser som dom är säkra på kommer att komma. "

Lyxiga Strandnära Lägenheter Nedsatta Nu €195.000

Och även höga invandrings siffror förväntas fortsätta från Sverige och andra liknande länder där solen inte finns i sådan mängd, att mättnaden av goda kvalitets fastigheter i de centrala områdena som inte längre kommer att förekomma. I synnerhet strandnära områden som är populära bland skandinaver, som San Pedro de Alcántara och Elviria, kommer att se mindre och mindre av fastigheter med hög kvalitet som kommer ut på Marbellas fastighetsmarknad (SCB förutspår att den höga siffran 2008 med 45.000 invånare som lämnade Sverige och som stadigt ökar, kommer att fortsätta fram till 2060).
